Reseal and protect: caulk and seals fail first

The headline on our own page for this service is the job in five words: reseal and protect your home. Paint is only half the weatherproofing on a house. The other half is the caulk and sealant at trim, fascia, window and door casings, and the joints where siding meets siding, and those joints are where water gets in when a seal fails.

Eastern Washington's intense summer sun, dry heat and seasonal winds work on those seals every year. They shrink, crack and pull away from the wood. Our crews find them during prep, after the wash, and recaulk before priming, because paint over an open joint looks finished for a season and then lets moisture in behind it.

Some problems are bigger than a bead of caulk. The first home in our annual Smile Affect project, Doug Welch's, needed a water-damaged wall replaced before anything else could happen. The crew replaced the wall, then scraped and masked, then painted the full exterior. Painting over that wall would have hidden the damage, not fixed it.

A Google review from Kevin Law describes the same kind of catch: the crew helped him get issues with his gutters and fascia resolved while they prepped and painted his house. Fascia and gutters sit right where roof water meets the wall, so that is often where an exterior problem begins. We tell you what we see, and we say plainly when something is beyond a painter's repair.

Sometimes the repair is carpentry of a different kind. For Patricia Wildenborg, the 2019 Smile Affect recipient, the crew built a new ramp alongside the bright blue repaint she picked.
